Repair ceiling damaged in master bedroom due to rotted and deteriorated window frame and casing. Ice dam in gutter caused water leakage through deteriorated soffit area and window framing and trim.
Remove interior window trim
Remove and replace exterior window sill and casing, replace with synthetic composite material, Repair facer board behind gutter.
Remove damaged and wet sheetrock on interior of master bedroom over window.
Open ceiling approximately 4 feet from window and approximately 3 feet wide.
Remove wet and damaged insulation
Install 2 forced air dryers to dry out rafters and plywood sheeting to prevent mold development.
NOTE, dryers will have to run continuously for 48 hours.
Repair and replace rotted exterior trim on bathroom window
Treat rafters and plywood sheeting with anti-microbial and mold guard chemical agents to prevent mold growth
Replace with new insulation
