Provide all labor, materials, equipment, and supervision necessary to supply and install the complete electrical system in accordance with the Owner’s Scope of Work dated Wednesday, December 3, 2025, the referenced construction documents, the National Electrical Code, and all applicable local codes and authorities having jurisdiction.
Included Scope:
• PECO temporary service application and associated fees
• Temporary power outlets on all floors
• Temporary lighting in stairwells and hallways to maintain a safe, well-lit site
• Complete PECO vault room scope including coring, grounding, lighting, receptacles per PECO specs, cable ladder, secondary wiring from transformers to main service and house service
• Supply and installation of breakers and panelboards for all apartment units
• Electrical services from the main electrical room to individual apartments
• Exit and emergency lighting, including 5” LED surface fixtures in apartment hallways and stairwells (excluding
basement and garage areas)
• Complete fire alarm wiring and system installation per approved drawings
• RG6 cabling from apartment units to telecommunications closet on same floor
• Electrical permit acquisition and electrical inspection fees
Exclusions
• Decorative lighting fixtures of any type
• Basement and garage normal and emergency lighting
• (2) 1200A main disconnects and metering for the 74 apartment units
• House CT cabinet, house main panel, and breakers for house panels
• Media boxes within dwelling units
• Micro-duct conduit and wiring to dwelling units
• Cable company primary infrastructure and terminations

Install a new 4000-amp electrical service to serve forty (40) dwelling units and three (3) commercial spaces. Work includes installation of service conductors, metering equipment, service disconnects, and proper grounding and bonding. All service disconnects and metering shall be clearly labeled and numbered in accordance with the approved plans. Provide complete electrical distribution throughout the building, including installation of all wiring (indoor and outdoor), lighting fixtures, switches, receptacle outlets, exit signs, and emergency lighting systems.
