THIS PROJECT IS A LIGHT RENOVATION OF AN EXISTING AFFORDABLE SENIOR HOUSING APARTMENT COMPLEX CONSTRUCTED IN 1981. IT HAS 79 UNITS AND 1 MANAGER'S UNIT FOR A TOTAL OF 80 UNITS. THE PROJECT WILL REMAIN AFFORDABLE SENIOR HOUSING AND WILL REMAIN OCCUPIED DURING RENOVATIONS.
THE PROJECT INCLUDES 2 EXISTING ELEVATORS AND ON-SITE AMENITY SPACES, WHICH WILL RECEIVE MINOR ALTERATIONS. ACCESSIBILITY UPGRADES ARE BEING MADE TO 8 MOBILITY UNITS AND TO PUBLIC RESTROOMS AND STAIRWAYS. LIFE SAFTEY FEATURES ARE RECEIVING IMPROVEMENTS. ONE OF THE COMMERCIAL KITCHENS IS BEING REMOVED. THE REMAINING COMMERCIAL KITCHEN WILL RECEIVE NO CHANGES AND IS RARELY USED. MECHANICAL, PLUMBING, AND ELECTRICAL UPGRADES ARE BEING MADE IN UNITS AND IN COMMON SPACES. SITE ACCESSIBILITY UPGRADES WERE MADE IN 2012 AND NO SITE IMPROVEMENTS WILL BE MADE AT THIS TIME. PARKING, SIDEWALKS, DRIVEWAYS, FENCING, AND GATES ARE EXISTING TO REMAIN, WITH NO CHANGES., CH01 - Multiple revisions (summary provided in attachments)., CH-02 No change in SF. Re-piping in main corridors, due to multiple leaks of existing plumbing. Project was originally existing pluming to remain. As construction work happened in the building, multiple leaks were noticed.
